Guest Conduct Policy
Geneva Resorts LLC · Effective October 29, 2026
Managed by Geneva Resorts LLC ("Manager"). Town of Geneva, Walworth County, Wisconsin.
1. No parties or events
Parties and events are strictly prohibited anywhere on the Property, including guest rooms, hallways, parking areas, patios, and outdoor grounds.
Prohibited activities include room parties, open-invitation gatherings, amplified entertainment, drinking games that create a disturbance, and gatherings that exceed approved occupancy or interfere with other guests or neighbors. Booking multiple rooms does not authorize a party or event.
Guest may not advertise the Property as a gathering location, invite members of the public onto the Property, or distribute access codes to unauthorized persons.
This prohibition applies at all times, including outside quiet hours.
2. Quiet hours: 10:00 p.m. to 7:00 a.m.
Quiet hours are strictly enforced every day from 10:00 p.m. until 7:00 a.m., Property local time.
During quiet hours:
- Music, televisions, conversations, and other activities must stay at a level that does not disturb anyone outside the guest's room.
- Outdoor speakers, amplified sound, shouting, and noisy gatherings are prohibited.
- Hallways, stairways, entrances, and parking areas must be used quietly.
- Guests and visitors must promptly follow a reasonable instruction from Manager to stop a disturbance.
Excessive noise and disruptive behavior are prohibited at all hours. Quiet hours do not imply permission to disturb others before 10:00 p.m. or after 7:00 a.m.
3. Occupancy, visitors, and access
Only registered occupants may stay overnight. The maximum occupancy stated in the reservation confirmation must never be exceeded, including by visitors.
Nonregistered visitors need Manager's advance approval and must leave by 10:00 p.m. unless Manager approves otherwise in writing. This restriction is subject to legally required accommodations.
Guest must not lend keys, share access codes with unauthorized persons, prop open secured entrances, or let unknown persons into secured areas.
The primary registered guest must stay at the Property and take reasonable steps to make sure occupants and invited visitors follow these rules. Guest is responsible for their conduct and for resulting charges to the extent stated in the lodging agreement and permitted by law.
4. Illegal activity and threatening conduct
The Property may not be used to commit, facilitate, or conceal illegal activity. Prohibited conduct includes illegal drug possession or distribution, unlawful possession or use of weapons, theft, fraud, assault, trafficking, vandalism, and other violations of applicable law.
Threats, violence, harassment, intimidation, and conduct that creates a serious danger to guests, employees, neighbors, or property are prohibited.
Manager may report suspected criminal activity to law enforcement and cooperate with lawful investigations. Enforcement decisions are based on observed conduct or other reasonably reliable information and comply with applicable nondiscrimination requirements.
5. No smoking, vaping, or pets
Smoking and vaping are prohibited throughout the Property, including rooms, balconies, patios, parking areas, and outdoor grounds.
Pets are prohibited. Service animals and other animals protected by law will be accommodated as required. Legally protected animals are not subject to pet fees or pet deposits.
Tampering with smoke detectors, alarms, sprinklers, locks, or other safety equipment is a serious violation.
6. Serious violations may end the stay
An unauthorized party, serious disturbance, illegal activity, threat, violence, material occupancy violation, or tampering with safety equipment is a material breach of the lodging agreement.
To the extent permitted by law, Manager may end the stay for a serious violation without first giving a courtesy warning. No guest is entitled to a first warning where the law does not require one.
For other violations, Manager may direct Guest to stop the conduct, remove an unauthorized visitor or pet, or correct the violation. Failing to comply promptly, or repeating a violation after notice, may end the stay.
When a stay is lawfully ended, Guest and accompanying occupants and visitors must leave as lawfully directed. Manager may ask law enforcement for help when appropriate.
All required notices, opportunities to cure, removal procedures, and occupancy protections still apply. This policy does not authorize unlawful lockouts, physical removal, or seizure of belongings.
7. Financial consequences
Ending a stay because of Guest's material breach does not by itself entitle Guest to a refund. The accepted cancellation and payment terms continue to apply only to the extent enforceable under applicable law.
Guest is responsible for reasonable, documented damage, extraordinary cleaning, missing items, and other actual losses recoverable under the lodging agreement and applicable law. Ordinary wear and routine cleaning are excluded.
Manager may apply the disclosed security deposit to amounts lawfully due and pursue any lawful unpaid balance. Manager will provide an itemized accounting and return any unused deposit within the applicable deadline.
No violation results in automatic forfeiture of the entire deposit. Charges will not include arbitrary fines, speculative losses, or duplicate recovery. Any card charge remains subject to the agreed authorization, applicable law, and payment network requirements.
8. Guest acknowledgment
Every guest accepts this acknowledgment when booking:
I understand that Geneva Resorts strictly prohibits parties, illegal activity, smoking, vaping, and unauthorized pets; enforces quiet hours from 10:00 p.m. to 7:00 a.m.; and may lawfully end a stay for serious or repeated violations.
I agree to share these rules with my occupants and invited visitors and accept the responsibilities stated in the lodging agreement.
